You Will Make More Money According to the *National Association of Realtors (NAR), the average staging investment is between 1 and 3 percent of the home's asking price, which generates a return of 8 to 10 percent!
Your House Will Sell Faster which = More Money and Less Headache and StressA National Association of Realtors survey found that the longer a home stays on the market, the further below list price it drops. Homes that sold in the first 4 weeks averaged 1% more than the list price; 4 to 12 weeks averaged 5% less; 13 to 24 weeks averaged 6.4% less; than list price;and 24 weeks averaged more than 10% less than list price.
The Cost of Staging Doesn’t Cost A Dime In a 2009 Home Gain Survey of over 2000 Realtors, it was discovered that home staging typically provides a 586% return on investment! The investment of Home Staging is also be a tax deductible, refer to IRS Publication 523 for further details, http://www.irs.gov/pub/irs-pdf/p523.pdf.
Most Home Sellers Cannot View Their House Objectively If you can’t see objectively, you can’t “package” effectively. Have a professional stager get your home into its most advantageous condition for showing.
Your online photos will stand-out amongst the competition According to a NAR profile of buyers, over 90% of buyers are searching for homes online first before deciding to visit. Give buyers a reason to drive to your home by having multiple photos of beautifully staged rooms that will stand out among the competition!
Only 7% of Homebuyers Can Visualize the Potential of a Home That’s why staging a home is critical! You don’t want the advantages of your home overlooked and left up to the buyer’s imagination. An empty home lacks warmth and the cozy feelings of home.
The Longer Your Home is on the Market, the Lower the Price Will Be, so STAGE FIRST! According to a NAR survey, homes that sold after 4 weeks on the market sold for 6% less then ones within the first 4 weeks! Don’t be in a position where you have to lower your price…have your house staged!
Realtors will show YOUR Home
Realtors will be more inclined to show a professionally staged home as it has the finished, fresh appearance that buyers crave. More showings means more offers and the best price!
Is my house worth being “professionally staged”?
Even spending a mere $200-300 for an initial consultation should net you thousands in return and speed the process of the sale based upon statistical data. Unless the house is valued at under 50K this argument is invalid.
The housing market is good, so why does my house need to be staged to sell?
You’re right. Every house will sell…it’s just a matter of when and for how much. Even if your home sells quickly in a good market, it doesn’t mean that it sold for the top dollar amount it could have commanded with professional staging. Remember, professionally staged homes sell on a conservative average for about 6%+ more than non-staged homes. If your home sold for $300K un-staged, it probably would have sold for $320K staged!
Why can’t I just stage my own house?
Home sellers are usually incapable of successfully staging their own home. Why? Because our homes are like our children, we don’t always see all of its flaws. We’ve gotten used to the way it looks and in fact it is emotionally difficult to change it. If you can’t view something objectively then you are unable to market and prepare it effectively. Most home sellers don't "stage" homes everyday for a living. That’s what professionals are for and that is where the greatest returns are received.
Can’t potential buyers use their imagination and look past the decor?
Only a mere 7% of homebuyers can actually visualize the potential of a
home. This is why having a vacant home professionally staged is so important.
Buyers cannot visualize size and scale, so furniture helps to give some perspective. Some Realtors and home sellers will say that they have already “staged” the home
only to discover that they will be reducing their price within the upcoming weeks.
There is a vast difference between a home that was simply de-cluttered and cleaned
and one that was professionally staged! Creating the “model home” ambience is not
easily achieved without the help of a professional who does staging everyday for a living.
In 2004, a survey was conducted of the general membership of the International Redesign Organization, I.R.I.S. to compile statistics on homes that had been staged prior to their sale. Of the 21 states represented by membership response, these are the average percentages reflected in the survey results. Speed of Sales: *5% of all staged homes sold the same day *2% of all staged homes sold within 2 days *9% of all staged homes sold within 2-5 days *84% of all staged homes sold within 5-30 days Dollar of Sales:
The survey posed the question: "How much over the "asking" price have your staged homes sold for?" *39% responded the homes sold for up to $4,999 over asking price *45% responded the homes sold for $5,000 - $49,000 over the asking price *16% responded the homes sold for $50,000-$200,000 over the asking price
Homeowners need to be able to compete with the abundance of new construction in the market. One of the best ways to do that is by staging their home to sell. It is cost effective and it works. Staged homes
sell faster and for more money than un-staged houses. ***Home Staging is oriented toward the seller getting a return on their investment, so it is NOT
money thrown down the drain. In fact, the average rate of return is approximately $2-3 for every
dollar spent on staging.****
